The Bothy is a contemporary architectural twist on the traditional Scottish Highland dwelling. Designed with vaulted high ceilings and expansive glazing to create a spacious, airy atmosphere, the Bothy is a luxury haven engineered for you to enjoy the view and unwind in total comfort.


Utilizing advanced Structural Insulated Panel (SIP) technology, our buildings ensure a full 12-month occupancy. With Thermal Class 2 & 3 insulation rated down to -18°C, you have the total freedom to work, live, or play regardless of the season or the UK’s varied climate.


Note on Technology: Our SIP-built structures are designed for high-performance thermal retention and acoustics. When properly maintained, these buildings have an architectural lifespan of 40–50 years, keeping warmth in and cold out without the need for additional insulation.

Our SIPs flat pack building kit offers a meticulously pre-cut structure with all the essentials to construct the shell of your building. Detailed building instructions are provided, complete with panels that are labelled and coded for easy assembly.

This form of kit does not include windows or doors.

The kit includes:

  • Insulated splines to join panels.
  • C16/24 treated timber for structural edges and joiners.
  • Fixing kit and full instructions and timber cutting list.
